Colorado Home Selling Tips:You are planning to sell your home in Denver within a specific time frame. Ask yourself the following question. What can I do now to maximize the sales price of my home given the present market value of homes in my neighborhood? Before investing in major home improvement expenditures, redoing kitchens and bathrooms, you may want to do some of the following: *Obtain a Competitive Market Analysis of your neighborhood from your realtor. *Look in Realtor.com under your zip code and compare prices currently for sale to get an idea of what the asking prices are for your type of home. Pay close attention to photos that are available and examine if there are any upgrades to the home such as new granite, up-scale appliances, etc. *Tour your home in a cool, detached manner keeping a pen and pencil handy. Pretend you are a potential buyer, looking in every nook and cranny. Note all the items you find that NEED fixing; leaky faucets, tired paint, broken fixtures. Next note all the Strengths that you find in your home; new hot water heater, new granite. Create a Risk/Opportunity/Strengths Analysis on your home. This is a grid defining what you feel will happen in terms of selling your home as to the dangers of leaving items unfixed. What do I mean by Risk? Sometimes they MAY represent a physical risk such as an outlet that is not to code, but more likely it will be a financial danger of missed opportunities in potential buyers moving past your home to the one that makes a better initial showing. Risk should also include changes or perceived changes in the economic market. Strengths include items such as an increase in overall neighborhood property values or a high rating on neighborhood schools. Risks may become strengths and vice-versa during changes in the economy, one example being mortgage interest rates. Finally, through this analysis, we would like to see what is the #1 Opportunity. For most sellers, that is the Opportunity to sell their home for the highest value in the shortest time frame possible. Other Home Selling Tips: If it is summer and you are planning to list your home in the fall or early spring, be sure to have some photos of your homes exterior taken in the bloom of summer so potential buyers will have an idea of how the landscape will appear. If you are planning to paint, plan ahead enough time to allow fresh paint odors to dissipate. Potential buyers are on the lookout for a "cover-up." No need to create suspicions for a non-existent problem. Once you have identified any issues or improvements you wish to do, go ahead and do them. It is a nice feeling to enjoy your newly cleaned up and fixed up house, before someone else gets to!
